TERMS & CONDITIONS
Reservation Deposit
A £200 deposit reserves the villa for the period of time you require. We cannot hold bookings unless we have received a reservation deposit, however we will give guests ten days to complete a Booking Form and send a £200 deposit to us following a telephone booking. Your deposit is non-refundable should you later cancel this reservation. If the reservation dates required are less than twelve weeks in advance of the booking date, the FULL balance will become due immediately.
Property Refundable Deposit
We also require a £200 refundable security deposit in case of breakage, loss or damage to the villa during your stay. The security deposit is due with the final balance payment. This will be refunded within 14 days of the end of your stay subject to the conditions below being met. The Guest party to undertake the following:
- To take good care of the property and leave it in a clean and tidy condition at the end of the occupancy
- All Keys are returned (£25 charge for lost or un-returned keys)
- To report any damage or loss immediately to our Management Service whose details are in the property
- To make good minor breakage's
- To permit the Owners agent or servants reasonable access to the property to carry out any maintenance deemed necessary
- Any stains to the carpets, bedding or furniture must be cleaned, or reported to our Management Service
Failure to adhere to these conditions could result in loss of security deposit. We reserve the right to pursue the Guest for any damage or loss in excess of this sum. The security deposit is due with your final balance.
PLEASE NOTE OUR VILLA IS STRICTLY NON-SMOKING
Balance
The full balance is to be paid at least 8 weeks before the start of your holiday.
Rental Period
Check in time is after 4:00pm on first day and check out time is before 10:00am on last day. Any changes to these times will only be made by permission of Mr/Mrs Donovan or at the discretion of our Management Service. We will do our best to accommodate but it may not be possible due to incoming guests and the cleaning services.
The Villa Occupancy
1. Any unauthorised occupancy by people not listed on the Booking Form will be subject to loss of deposit and immediate termination of the rental agreement. Contravention to this rule will render your booking void, all monies forfeited and you will be asked to leave the property without compensation. County rules for safety and insurance purposes are strictly enforced.
2. Under no circumstances will animals be allowed (except guide dogs)
3. The villa, games room and pool area are
strictly NO SMOKING ZONES
Cancellation
Cancellation of your holiday should be advised to the Owner immediately by telephone. This must be confirmed in writing and the cancellation will become effective from the date we receive such notification. Cancellations are subject to a charge as detailed: -
Notice given -
Cancellation of a booking up to 12 weeks in advance - deposit only.
Cancellation of a booking between 6 weeks - 12 weeks - 50%
Cancellation of a booking between 0 weeks - 6 weeks - 100%
Cancellations for reasons beyond your control will be covered by your travel insurance. Any recovery of your losses should be taken up with your travel insurance company.
Travel Insurance
Travel Insurance is vital for you and your party, especially in America . Please ensure you have cover in place and that it is sufficient to cover your needs.
Limitation of Liability
The Owner does not accept any liability or responsibility for lost property, injuries or theft arising from your occupancy in the villa. The Guest is responsible for taking out adequate insurance to cover all risks. This waiver also applies to any person visiting the property as guests of the Guest. The Owner does not accept any liability for injury, damage or loss caused, or for any claim made by a third party, as a result of actions by the Guest(s) and other persons occupying the property during the period of the let.
CHILDREN SHOULD BE UNDER ADULT SUPERVISION AT ALL TIMES IN THE POOL AREA. DIVING IS NOT ALLOWED IN THE POOL

The property will be cleaned prior to your arrival, and after you have departed. When you are departing the property please leave it in an orderly state, as it is our holiday home and we would like everyone to enjoy their stay and appreciate it. If you have any problems please let our Management agent help you; he is there on our behalf to make sure that you enjoy our villa and all its amenities.
We do not accept any responsibility or liability for any equipment failure and / or services in the home regardless of how it may have occurred. However, in the event of a problem, the client should inform our local Management agent who will endeavour to do everything possible to rectify the problem.
We do not accept any responsibility for guest's property while they are in the villa; we also do not accept responsibility for lost or misplaced personal property which guests may have left in the home upon departure.
The Owners, our servants and agents will not be liable for any loss or delay due to the following: Strikes, industrial disputes, fire, flood, technical or weather problems (including hurricanes), transport, political unrest, war, the threat of war, terrorist activity, or any other event beyond the Owners control.
Whilst we cannot be held liable for any problems resulting from extreme weather and/or ensuing travel disruption, we will endeavour to assist the Guest with accommodation as much as is possible.
In the event of the Owner being obliged to cancel your booking for reasons beyond our control, we will only be liable to refund monies already paid by the guest. Facilities and other features of our brochure or advert may not always be available. We will endeavour to communicate any shortfall to the guest as soon as we are aware of the event. |
